  10 Design is an international architecture and masterplanning practice with offices in Hong Kong, Shanghai, Edinburgh, Dubai, Miami, London, and Shenzhen. The studio focuses on bringing innovative design solutions for multicultural projects, with economic and social integrity.

The Industrial Service Centre (ISC) provides 54,700sqm of office space for start-up companies to collaborate, establishing a dynamic incubation platform in Jinwan Aviation City, Zhuhai, China. The project sits within a wider 3.8sqkm masterplan. Inspired by the concept of a flowing stream, a central green landscaped area provides convenient access to all occupiers and connects all buildings. It also serves as a central pedestrian link, providing a view corridor through the site to the new man-made lake, the primary amenity of the district.
